Damages are few and far between, but they can happen.
The most common damages are broken glasses and normal wear and tear. These can be replaced and patched as we go to keep the property looking its best.
For larger damages, the process to recover fund needed to replace the damaged items is part of our service and is all inclusive in our fees.
We also utilise the Airbnb Host Guarantee for Airbnb bookings, which provides protection for up to $1,000,000 USD for major property damage when a guest stays in your property. However, there are some things that aren’t protected.
Airbnb is very clear on its website that “certain types of property, such as jewellery, collectables and artwork have more limited protections.Hosts may want to secure or remove such valuables when renting their home and may want to consider independent insurance to cover such items.”
Guests who book on all other platforms or directly pay a security deposit to cover damages caused during their stay.
*We recommend that you should have homeowners or landlord insurance regardless of the coverage that Airbnb offers, or security deposits collected. There are plenty of situations in which your own insurance will give you coverage that Airbnb cannot.

Guests pay a cleaning fee as part of the gross rental tariff, and this covers the cleaning expenses. The cleaning costs are paid by By the Beach Getaways from gross rental income received.
You shouldn’t expect any additional cleaning expenses beyond the initial clean, occasional deep cleans and any post maintenance cleans or repairs.
We get to know our guests with several points of communication before they book.
Our guests know we are very hands on with quick response rates.
Guests that come in via platforms like Airbnb must provide government issued identification.
We check past reviews from hosts and reviews the guest has written for hosts.

Yes, we’re happy to offer reduced rates for longer stays in most properties, whether you’re renovating, relocating, or on an extended work assignment. For stays over one month, our rates are inclusive of outgoings, WiFi and all the essentials to ensure a comfortable stay.
Before your stay begins, we ask guests to:
- Complete guest verification through Superhog/Know Your Guest, our trusted third-party provider. This ensures compliance with short-term rental regulations and provides added protection for both you and our properties. Superhog will contact you via email or text for verification.
- Choose between a refundable security deposit or a non-refundable damage waiver.
- Sign our rental agreement to finalise your booking.
Booking directly is easy! Simply choose your desired location, property, and dates. Once selected, your booking is confirmed instantly upon completing the payment. We accept Visa, Mastercard, and American Express for payments.
- Guest Cancellations: Full refunds are available for cancellations up to 30 days before check-in. For bookings made less than 30 days prior to check-in, a full refund applies if cancelled within 48 hours of booking and at least 14 days before check-in. After this, a 50% refund is offered up to 7 days before check-in. No refund is available for cancellations within 7 days.
- Cancellations by By the Beach Getaways: In the rare event that we must cancel or alter your booking due to unforeseen circumstances (e.g., fire, flood), we will notify you as soon as possible and offer a full refund of any payments made to us.
- What is the minimum stay requirement?
Our minimum stay varies from 2 to 14 nights, depending on the property, season, and any building restrictions. Online rates typically reflect stays of 2+ nights.
Guests must be over 24 years of age to book a property. Some properties may have restrictions for children under 12, including babies, so please check the property details or enquire directly. Pets are welcome at certain homes with prior approval. Same-sex groups of more than six guests also require approval, and Bucks or Hens parties are not permitted. All guests must complete a Guest Rental Agreement, including providing names, ages, and ID verification

Guests choose between paying a refundable security deposit or opting for a damage waiver, which covers up to $500 of accidental damage. This allows us to authorise repairs or replacements swiftly. For damages exceeding this amount, we will contact you to submit a claim through your short-term rental insurance.
It’s crucial to insure your Home & Contents Insurance covers short-term rentals and provides adequate protection for valuable items. If required, we can introduce you to an insurance partner who specialises in short-term rental cover. Additional landlord insurance is highly recommended.
